My Commercial Experience

My experience in working with companies is extensive and spans over 30 years with projects large and small. Fast forward to today where the business environment continues to evolve into totally new area; my services have evolved as well.  Most of my projects involved me being a part of the project team bring outside perspective and knowledge. I’m typically the team member who does the analytical work as I don’t have the day-to-day distractions and I have tools to accomplish this effectively. Keep in mind that, as an independent solar advisor, I am not connected to any solar companies or contractors.

Well Run but Sometimes Missing the Big Picture

Many times commercial projects are well run by the company. While this works most of the time, they many times miss the larger perspective.  In other words, the knowledge may be solid but is missing is current developments. Case in point. Large corporation installed 40+ EV charging stations in the employee parking areas, a great employee benefit. What they missed was that the charging stations were tied to the electricity system, i.e. not solar, and there was no monitoring of employees not disconnecting when fully charged. A huge cost savings would be the charging stations would be solar connected and the charging stations would be programed for disincentives for “idle” time. In this specific case the solar saving would have been over $200,000 and employee satisfaction would have been much more positive.  The charging stations were programmed to be free to the employee, reminder email sent when charging stops, 15 grace period, then $2 minute. The employee moral increased significantly with the stations now being much more available.

Beyond EV Traditional Charging Stations

Taking this to the next level. Let’s install a full “all-in-one” charging station (scroll down) comprised of eight (plus or minus) charging stations, fully solar powered with battery storage for night time and cloudy weather. This is a for-fee charging setup. The investor would receive about 150% cash flow over invested cash when it reaches 80% capacity.

The next level would be a full “EV Gas Station”. Obviously, this is not a gas station but you get the idea. While the technology is currently there, including super charging (15 minutes), the full project concepts are more involved, such as where the “full EV charging station” is located. This may involve land purchases or leases. The future is now and, as such, the project would definitely be ahead of its time and positioned for maximum cash flow, projected at 200% of cost, when the market matures.

Commercial Projects and Investor Opportunities

Envision EV charging at the mall or similar location. That what this is not. This installation is 100% solar with batteries for inclement weather or night-time operation. The canopy is tilted towards the sun and moves with the sun for maximum efficiency. The income stream is expected to be 150% of installed cost when the market matures.

All-in-One

Common installations:
-Existing employee parking lot
-Can be mall-type location with their own challenges
  Free or paid charging or combination of both
-Parking lot with many guests or customers
  Free with validation or paid
-These are just ideas, the potential installations are endless.
-Idle time premium fees to ensure the EV is moved once charged
-Remember, these are solar based charging stations, not tied
  to existing electric systems, except for emergency or backup situations

 
Energy Station

Both the Electric Station and the Energy Station  accomplish substantially the same thing, they are simply different styles or options for the installation. You’ll begin to see these on your road trips and even in town, land layout permitting.

-EV charge to 80% in 15 minutes
-Canopy tracks the sun for maximum efficiency
-Batteries for inclement weather and night-time operation
-30% solar credits and first year depreciation calculated to tax benefit 50% payback the first year
 with significant depreciation in subsequent years
 (each investor’s tax situation is different requiring analysis by their tax professional for the specific
  tax benefits to them.)
